The homeowner purchased the property without a prior inspection, and after moving in discovered a large section of the floor with an excessive span. The floor had noticeable deflection and would visibly bounce when walking across it. To correct the issue, we designed and installed a custom steel beam (W6x25) to properly support the span. The beam was recessed into the ceiling framing, allowing the ceiling to be drywalled flush so the finished ceiling remains on one continuous plane with no drops or bulkheads. In addition, several areas throughout the downstairs—particularly in the hallways—had developed sag over time due to long-term use and lack of proper support prior to insulation being installed. We systematically jacked these areas back to level, added supplemental framing members, and then permanently secured them. Once the jacks were removed, the floors remained level and structurally sound. This process was repeated throughout the entire downstairs, resulting in a solid, stable floor system and a properly supported structure moving forward.

This homeowner noticed soft wood around his window trim but the water damage had gone beyond the trim. We had to remove the window and reframe the opening, then reinstall the window and we used Azuk trim to ensure that this problem never happened again.
